House models: set up a model once, apply it to many houses
Upload each model's plans, budget, inspections and punch list once, then apply them to the houses built to it.
When a group of houses (made with Bulk Add) is built from a few designs, set each design up once as a MODEL on the group's Jobs tab and apply it to its houses, instead of uploading the same plans and budget into thirty jobs.
- 1Open the group and go to its Jobs tab. Under House models, press Model and name it - "The Aspen".
- 2In the model, pick a budget template (the per-house budget, amounts included - make one on the Budget Templates page from scratch, from a job, or from Excel), upload its plans, tick its required inspections, and type its punch items one per line. These save as you make them.
- 3For plans that differ by garage side, choose Garage left or Garage right before uploading. Either garage side goes to every house.
- 4Press Houses to tick which houses are built as this model.
- 5Press Apply. You see every house and exactly what it would get - "2 plans, 46 budget lines, 9 inspections, 12 punch items" - and can untick houses or parts. Nothing is written until you press Apply.
APPLYING AGAIN ADDS ONLY WHAT IS MISSING. Each copy remembers which model it came from, so a house never gets a second copy of a plan, line, inspection or punch item. Change a model later - add a plan, a punch item, an inspection - press Apply again, and you choose which houses get the new things.
EACH HOUSE GETS ITS OWN COPY. Plans are copied, not shared, so a house can be marked up, pinned and changed on its own, and deleting a plan from one house never touches the others. Removing something from the model, or deleting the model, leaves what was already applied on every house.
A plan for one garage side only goes on houses whose garage side is set - set it in each house's Lot details (Project Settings). A house with no garage side set is shown in the preview with the plans it cannot take and why.
THE MAIN BUDGET. The group itself has a Budget tab for what every house shares - land, roads, sitework. The Jobs tab adds it to the houses' budgets, and names both halves, so the total and the projected profit include it.
If your lot list has a Model column, Bulk Add creates those models on the group and assigns each house for you.
